EstateGuru team have been actively working on new project preparations for our investors and we are glad to announce, that hopefully by Monday we will have a new project live on our platform! It is a very attractive project with apartments in Kadriorg as a loan collateral. 10% interest rate on 24 months term, and the target is a little above the 120 00 euros! Moreover, we have few other projects in the final preparations stages as well!

Luha 13-58 project

Our latest project on Luha 13-58, got fully funded in less than 15 minutes!
Rüütli Street project

Based on the funding success of previous EstateGuru projects and on our risk assessment of both the borrower and the collateral, investors were offered a low interest rate and an annuity repayment schedule for the Rüütli Street project. Unfortunately the interest rate was not high enough to attract the necessary investment and the borrower decided not to extend the loan period. All funds have been returned to investors' accounts, with additional money earned through the syndication period bonus system.
IT development

The IT department of EstateGuru is constantly working to make our platform more user-friendly and easy to navigate. We have implemented a new landing page for investors, improved our upper menu bar with the addition of a drop-down menu, and fixed some minor bugs.

First of all, I would like to thank you for being part of our network of investors. 2015 was an important milestone for EstateGuru. At the end of 2014, we had just 329 registered users, but exactly one year later, we had an incredible 2,678! During the year, we also doubled the proportion of users (from 16% to 32%) that have made at least one investment. This resulted in us having a total of 858 investors who have made at least one investment via our platform – thank you for your loyalty!

The average investment amount as at the end of 2015 was 1,807 euros. We have now financed 24 different projects with funds raised totalling a little over 4.7 million euros. (For further information regarding our statistics, please refer to: https://estateguru.eu/home/statistics). We offered a wide variety of projects, from one on a little Estonian island to the value of 15,000 euros, to the 557,000 euro Graniidi project. We also financed over 2 million euros in five stages for the Mardi Street apartments project in Tallinn City Centre. By the end of the year, three Mardi apartments had already been sold and the loans partially repaid to our investors. As a result of early repayment, investors' annualised return amounted to 52.7%.

Investors often ask: why aren't there more investment opportunities on our platform? The answer is that, whilst the number of projects that we analyse has steadily grown, we want to maintain our conservative method of selection. In other words, we value the quality of our projects more than the quantity. To date, we have had zero loan defaults and all interest payments are on schedule.

We have begun the process of entering the UK market and we hope to offer our first UK real estate loan in the first half of 2016. Moreover, we are searching for opportunities to expand into other European countries.

Hopefully we will be able to build on these successes and bring you an even greater variety of investment opportunities in 2016!

EstateGuru’s nearly 6900 investors from 39 countries have earned over €1 million income from their investments on the platform. The platform’s average historic interest since 2014 is currently at the level of 12.63%. Also, there has been no loss of capital on the platform.

The company has fulfilled many goals during the first half of the year. At the end of March, the company celebrated having facilitated 20 million worth of loans through the platform. The company’s CEO Marek Pärtel comments: „EstateGuru’s goal has always been to protect the investors’ funds and to offer them great returns while investing into hard tangible real estate in different geographic areas. Real estate is an asset class that is not accessible to many due to high barriers of entry or insufficient information. EstateGuru’s innovative business model and international team consisting of real estate professionals makes real estate investments available for a wider public!”

EstateGuru is a peer-to-peer lending platform which is specialized in facilitating secured business loans in the three Baltic states. Investing into the platform’s secured investment opportunities is enabled for everyone who owns a bank account in any of the EEA member states or Switzerland. Pärtel adds: “During this year, we are aiming to enter a couple or bigger markets which we have prepared for nearly a year now. Constantly increasing investment amounts and the high yield investors have earned during the past 3 years have generated an interest to invest into EstateGuru’s loans for several institutional investors. This is a clear sign of trust towards our risk management. Including bigger investors gives us the possibility to expand in a faster manner and offer our investors even more investment opportunities.”
Platform’s 6900 investors, of whom roughly 70% are from Estonia, have funded 135 loans and 50 loans have already been successfully repaid. Minimum investment on the platform is €50, however the biggest portfolios exceed €1,000,000.

The cold season has started and the first snow has dropped in Estonia. With an increasing amount of loans funded, EstateGuru is continuing to strive towards being the biggest P2P marketplace in Continental Europe.

October saw an increase in loans funded with the total amount coming close to the record numbers of August. In total, 27 loans amounting to €2 815 235 were funded on the platform in October, of which 21 loans in Estonia, 3 in Latvia and 3 in Lithuania. In total, 219 loans amounting to €34 991 669 have been funded on the EstateGuru platform.

As of today, EstateGuru investors have earned over €1.8 million of interest, with the historical average at 12.37%.
Loans that were repaid in October

In October, a total of 10 loans were successfully repaid to the investors: Pamiškes development, Tartu mnt 84b bridge loan phases 1 and 2, Pivarootsi bridge loan, Anne St. bridge loan, Uusküla development refinancing, Ravi St. development stages 1, 2 and 3 and Kerese House development 1. stage. All funds amounting to €2 071 000 have been returned to investor portfolios. Altogether, already 84 loans from 219 have been successfully repaid to the investors with an amount of €14 484 418.

Latvian and Lithuanian investor events

EstateGuru hosted two events for investors in October. Latvian investor event took place in Riga in the evening of October 11th and Lithuanian investor event took place on the 12th of October in Vilnius. Both of the events discussed the current state of the Baltic real estate market and its effect on investors. Each market (Estonia, Latvia, Lithuania) was presented by a representative of EstateGuru with knowledge about the local real estate market. EstateGuru representatives were complemented by real estate industry experts from Lithuania and Latvia. We would like to thank everyone who participated!

First Quarter Results 2020: EstateGuru doubled both its investor base and loan amounts

“2020 began very successfully for EstateGuru as we doubled both our investor base and loan amounts compared to the first quarter of 2019. This excellent start to the year gives us extra energy and motivation to go through the current choppy times and become stronger and more fit for the future after the crisis. 8092 new investors joined EstateGuru during Q1 2020 compared to 3927 during Q1 2019. The biggest number of new investors came from Germany – 1842 - and during the first quarter, the German investor community of 11 290 surpassed the Estonian community of 11 113 which had previously been the largest group on the EstateGuru platform since the very beginning in 2014. The next ones to follow are Lithuanians, Latvians, Italians, Spanish, Austrians and investors from 99 other countries. Our investors earned €2,9 M of interest during the first quarter in 2020 versus €1,8 M in Q1 2019. 204 projects were financed in the amount of €27,2M during Q1 2020 compared to 89 projects in the amount of €13,5M in Q1 2019.

“The first quarter of 2020 marks another historical milestone for us, as EstateGuru financed its first project in Germany. This move was part of our tested and proven expansion model. We are close to finalising all the preparatory work in order to establish our local subsidiary and operations in Germany. Our aim is to be fully compliant with regulations for running local daily business operations in the country during the upcoming months”, added Pärtel.

During the first quarter, we also witnessed the first scams emerging in the industry. Being a market leader gives us extra responsibility to work closely with regulators in all our operating countries to make sure that the sector is healthy and viable. EstateGuru invites all the market participants to make extra efforts for transparency and openness - let’s publish annual reports and let’s audit them. All platforms should also publish regular portfolio overviews and different statistics regarding the platform. EstateGuru’s annual report is ready and it will be sent over to auditors at EY (part of Ernst&Young). The audited annual report will be published in June.

As we operate in different European countries and continue to enter new markets, EstateGuru considers contributing to the fight against money laundering a priority business task. The application of Anti Money Laundering (AML) measures is an unavoidable part of being a sustainable crowdfunding platform, creating trust and serving clients from different parts of the world.

The current crisis brought on by CoVid-19 will accelerate the inevitable digital transformation of real estate. Agility is a priority now more than ever. Crowdfunding, born as a result of the last major financial crisis, could play an essential role in easing the current situation by helping companies to raise much-needed financing. One of the challenges of this crisis is not an absence of capital per se, but the inability to provide or access funding fast mostly due to execution risk, e.g. face-to-face interactions with bankers, public notaries, etc. Crowdfunding is the best solution to this problem as it can be executed online in a manner which keeps the public safe. Governments and EU institutions could also help by channelling funding through crowdfunding platforms.

“The brilliant business results of the first quarter don’t make us strive any less, quite the opposite. Our priorities are very clear – to stay as conservative as we have always been in our credit decisions and to offer liquidity to as many SMEs as possible during these turbulent times while continuing to offer stable returns for our investors. We haven’t had any capital loss since 2014 and the average return rate of recovered loans has been 10,4%. We expect to see partial capital losses in some loan cases due to the economic situation this year but in case of proper diversification of the portfolio, it would not affect the overall performance of investment returns significantly. We’re continuing our journey to become the leading property lending and property-backed investments platform in Europe in terms of quality, stability and technological innovation through economical cycles”, summed up Pärtel.

What to expect



The first change you will note is a new, redesigned login screen. You will use the same credentials as before to log in to your account.

Once logged in, you will note that the navigation has changed significantly. We have made the sections of your account that you use the most even more convenient to find.



Multiple accounts - One login



While you can still only have one personal investment account, you are now able to add as many business accounts as you like and administer them from one central place. This is especially convenient for people who are making personal investments but also investing on behalf of one or several businesses.

If you’re a borrower, you can also add several businesses to the same user profile, which will save you time and make it easier to conduct payments and loan applications.

This works both ways of course, so if you’re an investor who wants to become a borrower or vice versa, you can do so from one user profile, without the need to register a new one.

We will release many more updates over the coming weeks and months and will notify you as they become available, and as always, your feedback is highly appreciated, so feel free to send us your thoughts and feedback should you encounter any issues - info@estateguru.co

Krass Shocked das lief ja vorher schon wie ein Sack Sch..ß.
Aber dass das noch schlimmer geht hätte ich nicht erwartet. Knappe 5min bis der Login abgeschlossen ist Shocked

Likewise, Estateguru* has a right to terminate the User status when such circumstances appear during the provision of crowdfunding services;
Estateguru* may request the User to submit information and documents to comply with anti-money laundering, counter-terrorism financing and international sanctions regulations;
If the User has received any funds as bonuses which are intended to be used for making investments in the Portal, these funds cannot be withdrawn and will not be transferred to the User’s current account;
We have decided that we will change the name of our automated investment feature from Investment Strategies to Auto Invest. This is done in the interest of clarity and does not change any functionality of the feature. All settings selected by investors will remain the same and there will be no disruption in the service.

This round of updates also includes other less significant changes to the User Terms. The complete text of the updated User Terms is available here.

These updated User Terms will enter into force from the 10th of October 2022.

If for any reason you do not agree with the updated User Terms, you have the right to stop using Estateguru’s crowdfunding services at any time. Should you choose to do so, your account will remain active as long as you have active investments or a positive balance of funds
