EstateGuru team have been actively working on new project preparations for our investors and we are glad to announce, that hopefully by Monday we will have a new project live on our platform! It is a very attractive project with apartments in Kadriorg as a loan collateral. 10% interest rate on 24 months term, and the target is a little above the 120 00 euros! Moreover, we have few other projects in the final preparations stages as well!

Luha 13-58 project

Our latest project on Luha 13-58, got fully funded in less than 15 minutes!
Rüütli Street project

Based on the funding success of previous EstateGuru projects and on our risk assessment of both the borrower and the collateral, investors were offered a low interest rate and an annuity repayment schedule for the Rüütli Street project. Unfortunately the interest rate was not high enough to attract the necessary investment and the borrower decided not to extend the loan period. All funds have been returned to investors' accounts, with additional money earned through the syndication period bonus system.
IT development

The IT department of EstateGuru is constantly working to make our platform more user-friendly and easy to navigate. We have implemented a new landing page for investors, improved our upper menu bar with the addition of a drop-down menu, and fixed some minor bugs.

2015 Year in Review


First of all, I would like to thank you for being part of our network of investors. 2015 was an important milestone for EstateGuru. At the end of 2014, we had just 329 registered users, but exactly one year later, we had an incredible 2,678! During the year, we also doubled the proportion of users (from 16% to 32%) that have made at least one investment. This resulted in us having a total of 858 investors who have made at least one investment via our platform – thank you for your loyalty!

The average investment amount as at the end of 2015 was 1,807 euros. We have now financed 24 different projects with funds raised totalling a little over 4.7 million euros. (For further information regarding our statistics, please refer to: https://estateguru.eu/home/statistics). We offered a wide variety of projects, from one on a little Estonian island to the value of 15,000 euros, to the 557,000 euro Graniidi project. We also financed over 2 million euros in five stages for the Mardi Street apartments project in Tallinn City Centre. By the end of the year, three Mardi apartments had already been sold and the loans partially repaid to our investors. As a result of early repayment, investors' annualised return amounted to 52.7%.

Investors often ask: why aren't there more investment opportunities on our platform? The answer is that, whilst the number of projects that we analyse has steadily grown, we want to maintain our conservative method of selection. In other words, we value the quality of our projects more than the quantity. To date, we have had zero loan defaults and all interest payments are on schedule.

We have begun the process of entering the UK market and we hope to offer our first UK real estate loan in the first half of 2016. Moreover, we are searching for opportunities to expand into other European countries.

Hopefully we will be able to build on these successes and bring you an even greater variety of investment opportunities in 2016!

EstateGuru’s nearly 6900 investors from 39 countries have earned over €1 million income from their investments on the platform. The platform’s average historic interest since 2014 is currently at the level of 12.63%. Also, there has been no loss of capital on the platform.

The company has fulfilled many goals during the first half of the year. At the end of March, the company celebrated having facilitated 20 million worth of loans through the platform. The company’s CEO Marek Pärtel comments: „EstateGuru’s goal has always been to protect the investors’ funds and to offer them great returns while investing into hard tangible real estate in different geographic areas. Real estate is an asset class that is not accessible to many due to high barriers of entry or insufficient information. EstateGuru’s innovative business model and international team consisting of real estate professionals makes real estate investments available for a wider public!”

EstateGuru is a peer-to-peer lending platform which is specialized in facilitating secured business loans in the three Baltic states. Investing into the platform’s secured investment opportunities is enabled for everyone who owns a bank account in any of the EEA member states or Switzerland. Pärtel adds: “During this year, we are aiming to enter a couple or bigger markets which we have prepared for nearly a year now. Constantly increasing investment amounts and the high yield investors have earned during the past 3 years have generated an interest to invest into EstateGuru’s loans for several institutional investors. This is a clear sign of trust towards our risk management. Including bigger investors gives us the possibility to expand in a faster manner and offer our investors even more investment opportunities.”
Platform’s 6900 investors, of whom roughly 70% are from Estonia, have funded 135 loans and 50 loans have already been successfully repaid. Minimum investment on the platform is €50, however the biggest portfolios exceed €1,000,000.

The cold season has started and the first snow has dropped in Estonia. With an increasing amount of loans funded, EstateGuru is continuing to strive towards being the biggest P2P marketplace in Continental Europe.

October saw an increase in loans funded with the total amount coming close to the record numbers of August. In total, 27 loans amounting to €2 815 235 were funded on the platform in October, of which 21 loans in Estonia, 3 in Latvia and 3 in Lithuania. In total, 219 loans amounting to €34 991 669 have been funded on the EstateGuru platform.

As of today, EstateGuru investors have earned over €1.8 million of interest, with the historical average at 12.37%.
Loans that were repaid in October

In October, a total of 10 loans were successfully repaid to the investors: Pamiškes development, Tartu mnt 84b bridge loan phases 1 and 2, Pivarootsi bridge loan, Anne St. bridge loan, Uusküla development refinancing, Ravi St. development stages 1, 2 and 3 and Kerese House development 1. stage. All funds amounting to €2 071 000 have been returned to investor portfolios. Altogether, already 84 loans from 219 have been successfully repaid to the investors with an amount of €14 484 418.

Latvian and Lithuanian investor events

EstateGuru hosted two events for investors in October. Latvian investor event took place in Riga in the evening of October 11th and Lithuanian investor event took place on the 12th of October in Vilnius. Both of the events discussed the current state of the Baltic real estate market and its effect on investors. Each market (Estonia, Latvia, Lithuania) was presented by a representative of EstateGuru with knowledge about the local real estate market. EstateGuru representatives were complemented by real estate industry experts from Lithuania and Latvia. We would like to thank everyone who participated!
